Tamko Underlayment & Deck Repair: The Torrance Owner’s Guide

Tamko underlayment and deck repair in Torrance typically runs $450 to $1,900 installed, depending on how much decking has rotted and whether we’re replacing underlayment across the whole roof slope or just a section. We stock Tamko-compatible underlayment on our trucks and can usually start the work the same week you call. Most Torrance homeowners discover the failure the same way: a ceiling stain appears after a winter rain, or they see granule buildup in the gutters and realize water has been working under the shingles for months before anything showed inside.

The marine layer that sits over Torrance keeps roof decks damp longer than homeowners expect. Plywood that would dry out in two days in the Valley can stay moist for a week near the coast, and that’s exactly where Tamko underlayment failures start: at the seams, around fasteners, and anywhere a previous installer skimped on overlap. By the time you see the interior stain, the decking underneath has usually been compromised. We see it on homes near Torrance High, in the Tree Section, and over in Southwood, where the older composition roofs are hitting the end of their original underlayment’s service life.

Here’s the straight answer: if your Tamko roof is leaking, the fix is not another tube of caulk on the shingle surface. It’s pulling back the shingles, replacing the failed underlayment, repairing or replacing the decking, and putting it back together so the system drains the way Tamko designed it. We’ve been doing exactly that across Torrance since Mercer Roofing was founded in 2000, and Grant Whitlock has run crews on more low-slope composition roofs near Del Amo Fashion Center than we can count. The roof is only doing its job when you never have to think about it.

Which Tamko Models This Applies To

Tamko’s underlayment line breaks into three families you’ll need to identify before we can give you an exact price: the synthetic underlayments (TW-60, TW-40, and the Tamko Moisture Guard series), the self-adhering ice-and-water membranes (Tamko Ice & Rain and Ice & RainHT), and the felt-based underlayments (15 lb and 30 lb Tamko Proline). Each has different exposure ratings, different overlap requirements, and different fastener specifications. Compatibility matters more than most Torrance homeowners expect.

The gotcha we run into most often: a previous roofer installed Tamko shingles over a cheap third-party felt that has since bonded to the deck and torn during a repair attempt. When that happens, we’re not just replacing the failed section. We’re re-papering the entire slope with the correct Tamko-compatible underlayment so the manufacturer’s warranty language still holds. Tamko’s synthetic TW-60, for example, requires a minimum two-inch side lap and six-inch head lap on most low-slope applications. Skip those laps and the underlayment will tear at the seams within three to five years in Torrance’s wet-dry cycles.

For OEM versus aftermarket: we install Tamko-branded underlayment whenever the roof is under active warranty, because that’s what Tamko’s documentation specifies. For out-of-warranty roofs, we’ll recommend a high-quality aftermarket synthetic, typically GAF FeltBuster or Owens Corning ProArmor, when the deck condition calls for a thicker or higher-traction product than Tamko’s current line offers. Both are products our crews work with regularly, and either one will outlast the felt it’s replacing. We also keep Tamko Ice & Rain HT on hand for valley and eave applications, because that’s where Torrance’s wind-driven rain does its worst work.

One more compatibility note: Tamko’s self-adhering membranes require a plywood or OSB deck that’s clean, dry, and free of loose fasteners before installation. If the deck is dusty or damp, the membrane will not bond, and water will travel under it within the first winter. That’s a checkable, measurable difference between a repair that lasts and one that fails before spring. We check deck moisture with a meter before we ever lay membrane, and we write the reading on the estimate.

Signs Your Tamko Underlayment & Deck Repair Is Failing

  • Interior ceiling stains that grow after rain. Water is getting past the underlayment and sitting on the deck. The stain is the last symptom, not the first. By the time you see it, the decking underneath has been wet for weeks or months.
  • Soft spots or springiness when walking the roof. Rotted plywood or OSB is losing its structural stiffness. This means the underlayment above it has failed and allowed water to saturate the deck, which then holds moisture against the underside of the shingles and accelerates granule loss.
  • Wrinkling or buckling under the shingles, visible at the eaves. Felt underlayments absorb moisture and expand. In Torrance, where the fog keeps humidity high, a failed felt can wrinkle enough to telegraph through the shingle surface, breaking the nail pattern and letting in more water at each puncture.
  • Gritty sediment in the gutters, year-round. Granule loss is a shingle issue, but it means water has been moving under the shingle layer, which is the underlayment’s job to prevent. When granules wash down in December, the underlayment has been wet and working hard for months.
  • Mold or mildew odor in the attic after coastal fog. A failed underlayment lets moisture vapor through to the deck, which translates to a musty attic. You may never see a stain, but that smell is the deck quietly rotting from the top down.

Replacement Cost & What’s Included

For Torrance homes, you’re looking at four line items. Deck repair (replacing rotted plywood or OSB) runs $75 to $120 per sheet once the open section is exposed. Underlayment replacement runs $1.50 to $3.50 per square foot installed, depending on whether we’re using Tamko 30 lb felt, a synthetic like TW-60, or a self-adhering membrane in valleys and eaves. Shingle re-installation over the new underlayment adds $2.50 to $4.00 per square foot if we’re reusing existing shingles, less than that if the shingles were already coming off for a full re-roof. A typical Torrance repair where the leak is localized and the deck damage is two or three sheets lands between $850 and $1,400.

Every Mercer Roofing estimate is a written line-item price, so you’ll see the decking quantity, the underlayment material by name and square footage, the labor, and the disposal fee as separate numbers. There are no change orders once we start. If we open the roof and find more deck damage than we estimated, we photograph it, walk you through it, and agree on the additional price before we cut another sheet of plywood. The written guarantee covers the repair for 365 days, and if it fails within that year, we come back and fix it on a second visit at no charge. That’s the Done Right Promise, and it’s on every repair we do in Torrance.

DIY or Call Us?

Here’s the honest split. You can safely check a few things from the attic: look for dark staining on the underside of the roof sheathing, feel for damp spots along the rafters after a rain, and note whether any nails have pulled through the deck. None of that requires tools or crawling on the actual roof surface. What you should not do is pull up shingles and try to patch underlayment yourself. Roof decking that’s rotten can give way under foot. Lifting shingles on a low-slope Torrance roof without the right adhesive and lap reinforcement is the fastest way to turn a $900 repair into a $4,000 re-deck.

Tamko’s synthetic underlayments and self-adhering membranes perform their job only if they’re installed with the right laps, the right fasteners, and the right deck preparation. We carry all of that on the truck, along with the moisture meter and the experience from running crews across Torrance for over two decades. If you’ve already got a stain or a soft deck, the diagnosis is free. Call (424) 435-5428 and we’ll come out, get on the roof, and tell you exactly what you’re dealing with before you spend a dollar.
